You have used this ending since your very first lesson: എന്റെ പേര് ദേവൻ ആണ്, അമ്മയുടെ കൈയിൽ കുട ഉണ്ട്, ഇത് അവന്റെ ബാഗ് ആണ്. All three carry the same case — സംബന്ധിക, the genitive. What you never asked was why it sounds like -ഉടെ in one word and -ന്റെ in another. The answer is short, and once you have it the choice is automatic.

The owner comes first and carries the ending; the thing owned follows bare. And the relation need not be ownership at all — the same case marks a part of a whole (മരത്തിന്റെ ഇല, the leaf of the tree) and a family tie (മീരയുടെ അമ്മ).

സ്വരത്തിൽ അവസാനിക്കുന്ന പ്രകൃതികൾക്ക് 'യ' വന്ന് -യുടെ ആകുന്നു: അമ്മ → അമ്മയുടെ, കുട്ടി → കുട്ടിയുടെ, മീര → മീരയുടെ. ചില്ല് ൾ, ർ എന്നിവയ്ക്ക് നേരിട്ട് -ഉടെ: അവൾ → അവളുടെ, അവർ → അവരുടെ, നിങ്ങൾ → നിങ്ങളുടെ.

Vowel-final stems call in the glide യ that you met in the ആഗമസന്ധി lesson: അമ്മ → അമ്മയുടെ, കുട്ടി → കുട്ടിയുടെ, മീര → മീരയുടെ. Stems ending in the chillus ൾ and ർ take -ഉടെ straight, the chillu relaxing into its full consonant: അവൾ → അവളുടെ, അവർ → അവരുടെ, നിങ്ങൾ → നിങ്ങളുടെ, ആര് → ആരുടെ.

അവൻ → അവന്റെ, മകൻ → മകന്റെ, ചേട്ടൻ → ചേട്ടന്റെ, രാമൻ → രാമന്റെ.
Every -ന്റെ word in Malayalam is an ൻ-final stem underneath. That is the whole rule: അവൻ → അവന്റെ, മകൻ → മകന്റെ, ചേട്ടൻ → ചേട്ടന്റെ, രാമൻ → രാമന്റെ.

വീട്, മരം പോലുള്ള വാക്കുകൾക്ക് പ്രത്യയത്തിനു മുൻപ് ഒരു ചെറിയ -ഇൻ- വരുന്നു: വീടിൻ, മരത്തിൻ. അതുകൊണ്ട് അവയും -ന്റെ എടുക്കുന്നു — വീടിന്റെ, മരത്തിന്റെ, പുസ്തകത്തിന്റെ. ആ ആഗമത്തിന്റെ വിശദാംശം പതിനൊന്നാം പാഠത്തിൽ.

So what about വീടിന്റെ and മരത്തിന്റെ, where no ൻ is visible in the dictionary form? Look again: before the ending these stems grow a small -ഇൻ-, giving വീടിൻ- and മരത്തിൻ-. Once that is there, rule 2 applies unchanged. Lesson 11 sets out that augment properly; for now simply note that -ന്റെ never appears without an ൻ in front of it.

Malayalam has no separate word for in front of or on top of — it uses a noun of place, and that noun needs an owner. So the genitive is the base every such expression is built on: വീടിന്റെ മുന്നിൽ, മേശയുടെ മുകളിൽ, മരത്തിന്റെ ചുവട്ടിൽ.
